From humble beginnings
Skyline’s origins began while Jason and his brother Martin were studying at the University of Guelph. “It all started with one house,” Jason says.

From one house, came two properties, and then 52 homes – thanks to the help of friend and fellow co-founder R. Jason Ashdown. The three young investors incorporated Skyline in 1999 and began offering a syndicated investment model for their apartment properties.

In 2006, with the help of CFO Wayne Byrd, the company’s investment structure evolved from a syndicate structure to a REIT. Skyline’s first investment fund, Skyline Apartment REIT, was launched in 2006, and continues today as Skyline’s most established investment product, along with Skyline Industrial REIT (launched 2012), Skyline Retail REIT (launched 2013), and Skyline Clean Energy Fund (launched 2018).

In Skyline’s 25 years in business, it has borne witness to many financial crises and major global events; however, Skyline has not only survived but flourished, allowing its investors to move forward with confidence. “Our REITs and Clean Energy Fund are all alternative investments, and they have each proven resilient due to their low correlation to the public market,” says Jason. “We learned from every situation that we went through, and our funds have emerged each time with more resources and experiences to deal with potential economic headwinds.”

For a better future
When looking at investment opportunities, Jason notes there’s more to consider than immediate returns: “We want to provide meaningful value and a closer relationship between the assets and our investors while developing strong, supportive, and sustainable communities.”

While Skyline’s four investment options offer strong historical performance and stability, Jason notes that their approach is also to create a better future for all Canadians.

“As Canada’s population grows, and our government fulfills its commitment to increased immigration, each of our investment portfolios is working in a particular aspect to help our country meet its demands,” says Jason.

As housing costs rise, he explains, we’ll see more Canadians become lifelong renters, as is the norm in Europe. And with online shopping on the rise, more companies are renting industrial warehouses to store and ship inventory. “Everyday essentials” in-person retail shopping is also holding strong, with shoppers still going in-store for groceries and prescriptions.

Skyline is also helping meet Canada’s energy needs by investing in renewable energy production.

“We’re proud to be early adopters of renewable energy,” says Jason. Skyline Clean Energy Fund generates revenue by investing in clean, renewable power sources – including solar, biogas, and renewable natural gas – backed by long-term contracts to sell to provincial governments and municipalities.

“It doesn’t just make dollars and cents. It makes complete sense,” says Jason. “This is our opportunity to grow an investor’s portfolio while helping Canada transition to clean, renewable energy.”
